Job Description

Our client is a successful Property Management business, headquarter office based in London and properties across the UK. They offer good-quality rented accommodation, in easy commutable locations and a management service that makes life easy!

They are building a portfolio of properties and a team of experienced Property Managers to deliver great accommodation opportunities and a great property & customer service.

About the Role

You'll be the face and onsite presence at their Birmingham Residential property which consists of 150+ residential flats on top of Ground & basement commercial units, you will maintain, manage and control the property and all aspects within, you will report direct to Head office.

Key Responsibilities

Sales Management

  • Professional meet and greet
  • Manage a pipeline of potential new customers for relets
  • Ensure the cleanliness and the security of the building and re-let apartments
  • Qualifying lead enquiries quickly and converting them to viewings
  • Converting viewings into tenancies
  • Negotiating the best possible rental terms in line with rental terms
  • Managing prospective tenants from sign up through to the completion of tenancy agreements
  • Welcome new tenants on their moving in date

Property Management

  • Professional property management of the building by working to the Companies' standard operating procedures
  • Manage service and maintenance contracts relating to the building and ensuring all planned maintenance is carried out efficiently and on time
  • Ensure rental payments are received on time and allocated to tenant accounts
  • Escalate any building incidents or complaints to Operations Director
  • Maintain and develop professional relationships with all tenants, contractors and all other relevant parties
  • H&S duties to be carried out on a weekly basis, [training will be provided].

Key Skills & Attributes

  • Must be a highly organised candidate
  • Able to build good relationships
  • Ability to prioritise demanding work schedule
  • Ability to work to deadlines
  • Proven track record of working to sales targets
  • Computer Literate - MS Office, Outlook
  • Knowledge of CRM systems, [Vebra /Alto/Jupix] essential

Hours of work

  • Monday to Friday 9.00 to 6.00pm with flexibility for Part Time

Salary & Benefits

  • £30,000 or Pro Rata equivalent
